Recent political upheaval has brought another dose of uncertainty to the UK industrial and logistics market. It is important to remember though that this is a sector built on solid foundations which continues to be well placed to outperform.
Overall take-up in 2024 was relatively steady across the UK, with occupiers remaining cautious throughout the year in their attempt to navigate their way through the sluggish economic conditions.

Having said this, 2024 did end on a positive note, with a flurry of major deals driving Q4 take-up to the highest levels since Q1 2023. The early signs of 2025 have supported this more positive narrative with several fresh requirements of a significant nature coming into the market, a trend which Milton Keynes itself has started to see and may soon be the beneficiary of.

Our young dynamic agency team has recently been appointed on a number of significant instructions in the area including Kier’s Logistics City, a 125,647 square foot prime ‘Grade A’ logistics building currently under construction and due to be ready for occupation at the end of 2025. This was followed up by another 123,284 square feet leasehold disposal instruction of the strategically located Axis 123 in Kingston.
These two notable instructions only add to the strong presence LSH has in the area, providing advice on several well-established industrial estates across Milton Keynes as well as the ever-growing Silverstone Park where construction on the latest phase of development ‘Evolve’ is under way which will provide hybrid units of 7,968 to 24,638 square feet. The work at Silverstone is another great example of the synergy at LSH with our Milton Keynes, Oxford and London offices working collaboratively to provide both agency and lease advisory services.
The positive start to the year has been reinforced by the recent hire of Akhtar Alibhai which has bolstered LSH’s offering across the South East market in turn supporting the Milton Keynes Industrial & Logistics Agency team of Joe Skinner, Louis Day and Poppy Nelson.
