Investment opportunities with strong income potential

News, Property | February 1, 2022

Hadland Chartered Surveyors

Two neighbouring Victorian properties that offer opportunities as an income-producing investment have been brought to market by Hadland Chartered Surveyors.

Situated at 51 and 53 St Matthews Parade, the properties are in a popular residential location, close to local amenities, just a mile or so from Northampton town centre. Available to purchase subject to the existing tenancy agreements, the HMO development offers a combined 14 bedrooms for up to 16 occupants.

With an asking price of £1,400,000, the investment currently offers an income of £81,120 per annum. Gardens to the rear and garages within the site offer space for further extension subject to obtaining the requisite consents.

Another income-producing investment opportunity exists at 10 and 11 Silver Street in Kettering. The unit at 10 Silver Street currently comprises ground and first floor estate agent’s premises, while there is a café on the ground floor of number 11. Upper floors, including the first floor of number 11 and the second floors of both properties are currently vacant and offer a potential for conversion. Planning permission for conversion of the upper floors for residential accommodation was granted but has since lapsed.

The adjacent buildings are available to purchase, subject to the existing occupational tenancies, at an asking price of £650,000. The property offers a number of asset management opportunities to the investor.

In Finedon, Hadlands is offering an industrial building on a large site on the Finedon Sidings Industrial Estate for sale. The steel frame detached factory unit offers 15,635 square feet on a 1.2-acre site with an internal eaves height up to 4.5m. There’s also an ancillary single storey office and a large self-contained vacant yard.

Available to purchase or to lease is an industrial/warehouse unit in Osyth Close on the Brackmills Industrial Estate. The unit offers 4,950 square feet of space includes office accommodation and parking for up to 10 cars, with separate loading access, and is on the market at an annual rent of £38,500 exclusive, or to buy with offers invited in excess of £500,000.

As well as sales and lettings, Hadlands are actively seeking a range of buildings to acquire for existing clients. These include open storage land for vehicle parking for a Brackmills haulage company, and a 150,000 to 250,000 square feet warehouse for a blue chip international logistics business.

For details of these properties and many more, call Hadlands on 01604 639657 or click here to visit their website.
