With e-commerce continuing to grow and demand for production and logistics space still high. Hadland Chartered Surveyors report two major deals in recent months.
Northampton-based Walkerpack have taken 133,000 square feet of prime space on a six-acre site on Liliput Road on the Brackmills Industrial Estate.
The warehouse/production facility became available upon the relocation of James and James Fulfilment to larger premises on the estate, also facilitated by Hadlands.
Walkerpack, a leading provider of packing, warehousing and fulfilment services, packs more than 30 million parts per year, and offers on-site logistics, hand packing and reworking, bagging, shrink wrapping and sorting to clients from across the UK.
The move is evidence of the further growth of the firm, which was founded in 1912 as a removals business and now has warehouses in Northampton, Daventry, Milton Keynes and Birmingham.
Peter Castle, Managing Director of Hadlands, said: “We’ve worked with James and James Fulfilment since they moved their growing e-commerce business from Cambridge to Northampton five years ago, and were proud to see them expand into a considerably larger new premises – 197,000 square feet at Liberty 196 – last year.
“As James and James Fulfilment moved out of Liliput 133, we were instructed on the available space and were delighted to work with Walkerpack to deliver the high-quality warehouse space they needed.”
Hadlands has also acted for the purchaser of industrial premises in Baron Avenue in Earls Barton.
The property provides a total of 54,500 square feet on a site covering in the region of 2.55 acres and has been acquired for the creation of a state-of-the-art vehicle maintenance depot.
Peter Castle added: “The pent-up demand for available stock has triggered a number of speculative developments in key locations close to M1 motorway junctions and on industrial estates.
“It’s fantastic that there is strong demand from companies looking to move to the county or build on the success of their existing business here, and exciting that we’re seeing opportunities now to facilitate that growth.”
New developments close to Junction 15 of the M1 include Northampton Cross, a speculative 37-acre development that is set to deliver 354,000 square feet of highly specified logistics and distribution space by late summer 2021; and SEGRO Logistics’ Strategic Rail Freight Interchange (SRFI) at Northampton Gateway. The SEGRO site will comprise around five million square feet of distribution space, with individual buildings of up to 1.1 million square feet depending upon occupier demands.
On the Brackmills Industrial Estate, the new Brackmills Gateway will offer warehouse and industrial units of up to 900,000 square feet. The site has potential for development into one large individual unit or multiple units to meet the needs of occupiers.
