Increased demand created by a property market buoyed by Stamp Duty relief has seen Northampton legal practice DFA Law announce the appointment of a new Head of Residential Conveyancing.
Natalie Grant has recently joined the firm to take on the new role and she will head up the firm’s team of five residential conveyancing specialists who have seen a surge in business over recent months. Although DFA Law, which has been serving clients in Northamptonshire for over 180 years, has always offered a residential conveyancing service, due to organic growth and an ever-increasing workload, a role for a dedicated team leader has been created.
The team will serve clients in a residential property market that recovered quickly from the dip caused by the first lockdown last spring, and then saw a growth in activity as buyers proved keen to take advantage of the Stamp Duty relief that was announced by the Chancellor in July last year, but which, at the time of writing, will come to an end on March 31, 2021. In order to try to boost the market, the Government extended the relief that applied to properties valued at less than £125,000 to those priced at less than £500,000 – amounting to anything up to a £15,000 saving for buyers.
Natalie has 12 years’ experience across a wide breadth of residential conveyancing matters, including sales and purchases, mortgages and re-mortgaging, buy-to-let properties, housing association developments, registered and unregistered land, and right-to-buy issues.
She will work closely with Mark Brown who heads up DFA Law’s Commercial Property Department, which specialises in property development work, acting for a wide range of developers and landowners, providing advice in relation to all aspects of commercial property including the granting and taking of leases, commercial property development, site purchase and disposals, option agreements and financing.
DFA Law is accredited under the sector-standard Conveyancing Quality Scheme (CQS).
Danny Roberts, Practice Manager, said:
“CQS accreditation is a guarantee of quality, and we have to apply for re-accreditation every year, which gives our clients confidence that we continue to abide by the stringent and ever-changing rules and regulations on property law, and maintain the standards that our clients deserve.
“Accreditation gives us greater access to lenders and banks who are increasingly insisting that law firms meet certain standards, and without the accreditation the firm is unable to apply to be on a lenders panel. It is sometimes forgotten that when a property is being purchased with a mortgage, we are also acting on behalf of the lender as well as our client.”
Buying and selling your home is likely to be the most expensive transaction of your life. Some will also say it is the most stressful, but it need not be. DFA Law clients are allocated a dedicated conveyancer and they will deal with the same person throughout the process. This ensures clear communication between all parties, with the client benefiting from a personal legal service from someone who has dealt with the files from start to finish.
DFA Law’s transparent fee structure is not only competitively priced, it is guaranteed to be all-inclusive, with none of the hidden costs that are too often added to what appeared, at the outset, to be a fixed-fee package.
Danny Roberts added:
“Some conveyancing firms don’t always offer that personal service, but for a client it makes all the difference to deal with someone they know understands their file, and that they know exactly how their matter is progressing. We believe it is important that clients have someone they know and trust, and that they can rest assured that the price we quote at the start, and the one they budget for, is the one they will pay.”
As part of her new role, Natalie will be responsible for business development within the team and building relationships with developers, banks and the wider business community.
Natalie said:
“I am delighted to have joined DFA Law, it’s a very well-established local firm with an excellent reputation. I look forward to growing the residential conveyancing department and am excited about what the future holds.”
