New workplace to serve as a key regional hub

National commercial property consultancy, Lambert Smith Hampton (LSH), has moved into new office space in Milton Keynes. The new office space at CEG’s Witan Studios will act as a regional hub for over 30 staff across a range of service lines and sectors.

Since relocating its Building Consultancy operation from Northampton to join up with an established Milton Keynes office in 2020, the team has steadily grown despite the challenges of the economy and the legacy of COVID-19.

Dudley Cross, National Operations Director for Building Consultancy at LSH, has been with the business for 26 years, during which time both his own team and the wider business have evolved significantly.

Dudley is also Head of the Milton Keynes office and said:

“The move to a flagship new location in the heart of the town underlines our commitment to Milton Keynes and will serve as a great platform for future growth. This new working environment will enable us to continue to provide agile solutions for clients, whilst also playing a vital role in the continued search for new talent.”

Lambert Smith Hampton has a long standing presence in the city and enjoys a prominent position within the regional commercial real estate market. Core service offerings from the Milton Keynes office include Office Agency, Industrial & Logistics Agency, Building Consultancy, Lease Advisory, Valuation, ESG and Compliance and Property Management.

Within Milton Keynes, the office now includes staff from HLM, a subsidiary of LSH specialising in Leasehold Block and Estate Management.

Dudley said:

“LSH’s mission is to provide class-leading services across all aspects of the property spectrum. The strength of our regional teams nationally is unique but in Milton Keynes we have the additional benefit of being just a little more than half an hour from London. The location of our new office, just a short walk from the station, provides access to our colleagues and clients resident in the capital.

“Our new accommodation, with multiple meeting facilities, means the now well-established Teams and Zoom routine can be complemented easily by meeting or viewing properties in person.”

Whilst the commercial property market to a degree, reflects the turbulent position of the overall economy, LSH remain bullish. Regionally, transactional levels in the Industrial & Logistics market have remained strong throughout 2022 and despite the ‘return to the office’ conundrum impacting all businesses, transactional levels in the office sector have also remained solid.

In addressing the future of the office in general, LSH’s Building Consultancy team have been working with a number of clients to assist in their consideration of how they use office space. Flexibility and destination are two on-trend themes where, in examining the workplace of the future, occupants wish to enjoy a level of flexibility – the nine-to-five model is now largely obsolete across all sectors. Destination is also key, demands on the workplace now dictate that it isn’t acceptable just to provide a desk, chair, telephone and computer – additional facilities to aid collaborative working in efficient and sustainable environments are now a must-have.

Witan Studios offers a contemporary new workspace centred around a café and exterior terrace, which encourages collaboration and interaction. Contemporary studio space offers best-in-class workspace and is complemented by a range of amenities including events spaces, cycle hire and community events programme.

Dudley said:

“ESG is at the top of the LSH agenda and our new office reflects our corporate outlook; our accommodation is naturally ventilated so we’re not running mechanical air-conditioning 24/7 and the location means that a number of our staff either cycle to the office or use public transport.

“The situation of the building also promotes social interaction with employees from a number of different businesses using the central courtyard and coffee shop as venues for informal meetings or gatherings – even the odd game of table tennis.”

Tom Harker, director at LSH, added:

“The move to Witan Studios aligns perfectly with current thinking on office space. With this new office, we have secured a dynamic, attractive and collaborative space that also supports our wider ESG aspirations. Having advised CEG over a number of years, we are confident of their ability to deliver best-in-class workspaces that are unique and vibrant.”
