Commercial property agent Prop-Search has completed the freehold sale of a substantial retail and residential property occupying a prominent position in the heart of Wellingborough town centre.
Located at 33–39 High Street, the main building comprises some 7,307 sq ft (678.80 sq m) of vacant retail accommodation arranged over three floors, together with three self-contained, fully let one-bedroom flats to the rear, currently producing an annual rental income of £20,340.
The property was formerly owned and occupied by Warwicks, a much-loved family-run retailer which had been a staple of Wellingborough town centre since 1868, passing through five generations of the Warwick family before closing in June last year. Despite remaining profitable, the business ceased trading when owner Neil Warwick was unable to find a successor or buyer to take on the running of the shop.
Samantha Jones, an Associate Director at Prop-Search, commented: “This is an important transaction for Wellingborough, both in terms of scale and location. The property is a key town centre asset and we are pleased to have facilitated its sale to a private investor/developer.”
She added: “At a time when many high streets are evolving, this deal underlines continuing investor confidence in well-positioned town centre retail and mixed-use opportunities.”
Prop-Search acted on behalf S Warwick & Sons in the disposal.
