Summer is traditionally quiet in the property market – but August is often a crucial time for those getting ready to take advantage of what is bound to be a busy autumn for viewings, buying and selling.
Activity inevitably picks up in September, mainly because there’s enough time – but only just – to sell a property, fi nd another and get everything completed in time to be in a new home by Christmas. “September always feels like a new start, the seasons are changing and children are back at school, and we always see an increase in activity around that time,” he said. “It could be to do a realisation, after having children in the house for six weeks, that you need more space, perhaps, or because you’ve realised you want to live somewhere with more access to schools or facilities.
“Most people, when they make a decision to put their house on the market at this time of year, have a target of being in their new home before Christmas. Realistically, if that’s your goal, then you need to have found a buyer and your new property by mid-October to allow time for the conveyancing.
“That’s why August is so crucial. Now is the time to be doing any decorating or preparation your house might need, and talking to an estate agent to get a valuation and photographs done, so that you’re ready to hit the ground running when the market picks up again in a few weeks.”
