Case study

Most people don’t realise there’s a roofing issue until it’s too late because the problems aren’t always as simple as a visible break or a leak. Some are less apparent, such as drainage issues or how the roof impacts the energy efficiency of the building.

FMS provides all manner of roofing projects, from gutter and roof clearing all the way to a full-scale roof replacement and has recently completed a major project for a commercial client, replacing the roof of a warehouse and a small adjoining office.

The first issue to address was the presence of asbestos. Since 2000, it has been illegal to build with asbestos in the UK and since then it has been phased out from both domestic and commercial properties.

While having asbestos in your building isn’t illegal, it must be regularly assessed and it has to remain in near-perfect condition, as the fibres are dangerous if inhaled. FMS always advises the safe removal and disposal of asbestos where appropriate. Due to the contents of the warehouse and the severe deterioration of the material, the asbestos was removed from the roof, not only making it safer but modernising the building to bring it in line with modern warehouses. Regular airborne asbestos monitoring was completed throughout the project, giving the client peace of mind.

An invisible but impactful issue with an old roof is the negative impact it can have on energy bills. There were many factors which impacted the energy efficiency of the old roof in this case, and they have now been drastically improved.

The solar reflection of the previous asbestos roof was poor, and the ventilation wasn’t good – meaning that the inside of the building got very hot during the summer and extremely cold in the winter.

The new roof has roof lights, which has a massive impact on electricity bills, as when it is bright outside, the warehouse can be lit entirely by natural light. This saves energy – and therefore money – and also makes the warehouse feel brighter and fresh, leading to a generally more pleasant working environment.

The modern materials of the roof itself also have an impact on the energy rating of the roof, and in turn, the site. The replacement improved the energy rating of the site all the way from E to B, which will save the client a significant amount of money moving forward.

The outcome

Firstly, it goes without saying that the new roof looks significantly better. The modern-looking building, with the new external wall cladding that surrounds the roof and loading bays gave the building a much-needed update.

Naturally, this isn’t a reason to replace a roof, but it’s an added bonus that makes the site look cleaner and more modern.
