Routeco pre-let anchors completion of Hampton Brook’s 145,412 sq ft commercial scheme at Shenley Wood, Milton Keynes

Practical completion has been achieved at Hampton Brook’s Shenley Wood development in Milton Keynes, headlined by the pre-let of a new bespoke headquarters facility to Routeco.

The leading industrial automation and control distributor has committed to a 73,063 sq ft building at the scheme, located just off H6 Childs Way, marking a significant investment in its future and a major endorsement of the development. Founded in Milton Keynes in the late 1970s, Routeco will relocate from its existing premises in Knowlhill to the new purpose-built facility, enabling the business to expand while remaining within the city.

The pre-let to Routeco has been a defining feature of the scheme, shaping the design and delivery of Unit 1 to meet the company’s specific operational and growth requirements. The building has been delivered to a BREEAM Excellent standard and EPC A + and will serve as Routeco Group’s new UK headquarters.

Dave Amps, Managing Director of Routeco, said: “We are delighted to have worked with Hampton Brook to design and deliver a bespoke facility for our new headquarters. This investment supports our continued growth and strengthens our long-term commitment to Milton Keynes.”

Eamon Kennedy, Partner at BTG Eddisons, who acted for Routeco, added: “Having advised Routeco over a number of years in its search for a new headquarters, we are pleased to see the company secure a high-quality, future-proofed facility that supports its ongoing expansion.”

Hampton Brook’s 145,412 sq ft Shenley Wood scheme, was a joint venture with NFU Mutual. The land was acquired from Milton Keynes Development Partnership (MKDP) and comprises of two high-quality industrial and logistics units. Alongside the Routeco headquarters, a second unit of 72,349 sq ft is available and has already attracted strong interest from occupiers.

Ian Jackson, a Director at Hampton Brook, commented: “Securing Routeco on a pre-let basis has been central to the success of this development. It demonstrates both the strength of demand for high-quality, sustainable space and the importance of delivering tailored solutions for growing businesses. We are proud to have supported Routeco in delivering its new headquarters in Milton Keynes.”

The scheme has been designed with sustainability at its core and is set to be the city’s first carbon negative in operation warehouse development, incorporating solar PV panels, electric vehicle charging, motion sensor LED lighting and water management technologies.

Strong interest in the remaining building is being shown from other high calibre occupiers keen to take advantage of both the sustainable features the building has to offer and its location just 10 minutes from Junction 14 of the M1 motorway.
